☐ Contract to sell, reservation agreement or deed of sale with the developer or seller

The rules A Pag-IBIG member in good standing may apply for a housing loan on the terms set by the Board of Trustees, taking into account ability to pay (Republic Act No. 9679, section 11). The amortization here is the standard formula: equal monthly payments; each month interest is charged on the balance left, and the rest of the payment reduces the loan. The interest rate, how long it stays fixed, the repricing, the loanable amount and the promos come from Pag-IBIG and change. Use the rate in your offer and check at the start of the year. Insurance (fire and property, mortgage redemption) is usually added to the monthly payment — ask how much, it is not in this calculation. Pag-IBIG limits the loanable amount so that the monthly repayment is not more than 35% of gross monthly income (Pag-IBIG Circular No. 402, 2018); Pag-IBIG decides how much you can borrow.
